Eleven Square towards realisation phase in Amsterdam Zuidoost

The large-scale mixed-use development Eleven Square in Amsterdam Zuidoost, developed by AM and Ballast Nedam Development, in close collaboration with the City of Amsterdam has reached a decisive milestone

Neutelings Riedijk Architects looks ahead to the next stages of Eleven STAY, the theatre and hotel tower within Eleven Square. Following the sale of 933 newly built homes to Bouwinvest Residential Fund and the confirmation of an irrevocable building permit, the first phase of construction is set to start in 2026, with completion planned around 2029. The project marks a major step in the long-term transformation of ArenApoort into a dense, urban district combining housing, culture and public life.

Eleven Square creates a new urban heart next to AFAS Live and the Johan Cruijff ArenA, combining housing, culture and public life around a vibrant central square.

Located next to AFAS Live and opposite the Johan Cruijff ArenA, Eleven Square forms a new urban heart for the area. With a total floor area of approximately 170,000 m², the development brings together more than 1,100 homes, retail, hospitality, offices, sport facilities and cultural programmes around a lively central square, Eleven Square. The first phase includes 478 mid-market rental apartments, 455 student homes and 3,300 m² of commercial space. At 145 metres high, one of the residential towers will become the tallest housing tower in Amsterdam, introducing a new landmark to the city’s skyline.

Eleven Square is developed by AM and Ballast Nedam Development, in close collaboration with the City of Amsterdam. The masterplan was designed by MVRDV, creating a compact yet generous urban structure that connects the different parts of ArenApoort through public space, pedestrian routes and a clear spatial hierarchy.

Neutelings Riedijk Architects contributes with Eleven STAY, a distinctive cultural landmark to the overall project Eleven Square, reinforcing the district’s identity and urban life.

Neutelings Riedijk Architects is responsible for a later phase within Eleven Square, comprising a cultural and hospitality building with a musical theatre and hotel, alongside additional housing and office functions. Conceived as a public anchor, this building is designed to activate the square throughout the day and into the evening, reinforcing the cultural identity and urban life of the district. The architecture explores the relationship between a robust urban base and an expressive volume above, contributing to the ensemble while maintaining a distinct character.

The start of construction of Eleven Square marks an important moment for the overall development, realised in collaboration with international design partners MVRDV, Gensler, Neutelings Riedijk Architects, NL Architects and DELVA.
